#1. What are things you check and don’t check?

There are limits to things that inspectors will not check. They can’t simply cut a hole in someone’s wall to check for pipe or wiring integrity but they can red flag any potential problems in the report and maybe suggest an additional inspection. They may or may not be able to get into a crawlspace or on the roof. Many inspectors will do this so if this is important to you, you might want to find an inspector that is more thorough than someone else.

#2. What do you charge?

Home inspections are typically between $300 and $800. I know it seems like quite a price range, but it depends on where you are and how long the inspection lasts. You will typically last between 2 to 4 hours, and longer the more you talk to the inspector. It’s okay to ask questions during the inspection so that you are fully aware of the integrity of your home. You also want to ask what forms of payment they accept because this is something that the buyer needs to pay for out-of-pocket and on-site. This does not get built into the closing costs.

#3. How long have you been inspecting homes?

Many home inspectors have come from other industries such as being a real estate agent, mortgage broker or an appraiser. Home inspectors usually have been doing this for some time but you never know when you’re going to get the newbie. Everybody has to start somewhere but it’s important that you are comfortable with the amount of experience your home inspector has had.

#4. Can I accompany you on the inspection?

This is huge. You definitely want to accompany the home inspector throughout the property. This is your chance to ask questions, find out the lifespan of certain appliances or materials, and just to be there for any advice or information the inspector is willing to give out.

#5. What will my report look like?

Some inspectors will hand you a report on site while others will email it to you or even mail it to you depending on how big it is. You might even ask for a sample report so you have an idea of what it would look like. Nearly every home is going to have some issues but it’s important to know what those issues are going to look like in report form and be ready with whatever report your home will provide.
